What an EPC costs in 2026
Most domestic EPCs in 2026 cost between £60 and £120. Where your quote lands in that range depends on property size, region and how the assessor works — and the cheapest end of the market is cheap for reasons you should understand before booking.

What you are actually paying for
An EPC fee buys four things: the assessor's time on site, the data work afterwards, the register lodgement fee, and the professional infrastructure behind the signature — accreditation scheme membership, quality audits, professional indemnity insurance. Under RdSAP 10 the on-site portion grew: assessors now measure and photograph far more, and properties with extensions, room-in-roof conversions or mixed construction take meaningfully longer than the pre-2025 routine.
That context is what makes the bottom of the market legible. A £35–£45 certificate funds perhaps half an hour of total attention. The methodology will technically allow it — defaults exist for everything the assessor does not measure — but defaults are conservative, and conservative defaults cost bands. The owners for whom this matters most are landlords sitting near the MEES floor, where a defaulted D-that-was-really-a-C changes legal position, and sellers whose buyers' lenders increasingly glance at the rating.
When the cheap certificate costs the most
- Rental properties near the E boundary. A defaulted rating below E triggers MEES obligations a measured one would not. The £40 saved becomes improvement works or exemption paperwork.
- Homes with unrecorded upgrades. Insulation, new boilers and double glazing only count if the assessor evidences them. Rushed surveys skip the questions; the preparation guide shows what to have ready.
- Properties heading for grant funding. Retrofit schemes use the EPC as a gateway document. An inaccurate one misroutes the whole application.
Getting fair value
